It’s really an 11-step process
First and foremost, we listen intently to fully understand your expectations. Detailed question and answer sessions ensure we build your home with precision and beauty.
1.) Site Selection – If you don’t already own land, we will aid you in the selection of your homesite. We will guide you through all of the steps necessary to pick the best lot to suit your needs.
2.) Pre-Design Meeting with Builder/Designer – We discuss your needs, purpose, goals, and functionality of your home. We consider your budget and select floor plans for review and customization.
3.) Design Studio – Once you have selected your home, you are scheduled with our design and decor expert for material and color selections, features, amenities, hardware, flooring, lighting, and appliances, to seamlessly blend your vision and home theme.
4.) Quote Review – After a thorough analysis, we present a preliminary design and quote including landscaping. If we agree to move forward, we will begin the next phases or discuss any changes that you’d like to make.
5.) Review Final Plan and Contract Signing – Together we meticulously review your final plans, specifications/selections, and final quote before contract execution.
6.) Construction Loan (if needed) – We provide you a list of preferred lenders to ensure you are receiving the best options in the market. Then we provide you and your lender all of the documentation necessary to expedite loan approval.
7.) Permits and Approvals – Our experienced team of professionals will obtain all approval letters and permits required for your home. This includes, but is not limited to municipal zoning letters, utility “will-serve” letters, septic permit applications, grading or site-work permits, building permits, and any HOA approvals that may be needed.
8.) Construction Checkpoints – Throughout various stages of construction, we invite you onsite, or virtually, to review progress. If at anytime changes are desired, we would discuss the feasibility of those changes, the costs associated with them, then issue a change order for approval.
9.) Final Walkthrough – Prior to closing we conduct an onsite walk-through to review your home and create a final punch list.
10.) Closing – We conduct a comprehensive walkthrough of your finished home and give you an explanation of all its features and functions. Once the governing municipality has given us the final certificate of occupancy (CO), you have signed off on your final punch list, and we have received all payment dues, we hand you the keys to your new home! AND, we continue to support you with our customer service team throughout the first year in your new home.
