So, to say we know what is going on in the student rental market at Clemson is an understatement. Of our nine leadership team members, seven of us attended Clemson University. Two of us have students attending now, and one just got accepted to attend next year! Point blank, we are in your shoes and share the same concerns and have the same questions when our children move off campus.

It’s a big decision and not always an inexpensive one. But more than anything we make sure our children are safe and happy, have a solid living environment, and have the resources they need to live comfortably and enjoy this once-in-a-lifetime experience.

We are always more than happy to speak with you parent-to-parent. It sets us apart because not only do we have children at Clemson living off campus, but we also have student-employees and interns who can relate to your kids. And it’s no secret the off-campus Clemson market is tough, as demand outweighs supply for the best options.

Tiger Properties is a full-service management company. We employ full-time employees in a variety of practices to cater to any needs. The positions include property managers, community managers, leasing consultants, property management accounting, client services, collections, marketing, maintenance management, and maintenance technicians.

Tiger Properties is dedicated to transparency and communication. We offer owners monthly annual budgets, actual and executive summaries, and up-to-the-minute rent rolls. Plus, we provide income and expense reports, property marketing data reports, and expert asset tracking. Members of our team are extremely knowledgeable in the overall market, and we can provide Clemson Area market reports upon request!

Cost Effective Practices: Repairs, remodeling, renovations, and insurance claims are handled largely in-house, which allows a low-cost maintenance fee of $85 an hour. Any large capital project (over $6k) can be managed by Tiger Properties for a 20% contractor’s fee.  

Marketing: Tiger Properties advertises on 16 high-traffic websites, through signage, social media, and promotional materials. Print and radio ads, our participation in local events, and a strong downtown presence help to drive brand awareness.

Leasing: Tiger Properties utilizes AppFolio, a web-based property management software. This robust system tracks all leasing activity, inquiries, applications, and provides the ability to administer leases electronically. Our policy ensures staff members show any available rental properties in person before a signed lease. We also utilize AppFolio to screen all applicants. 

Maintenance: We provide a 24-hour maintenance line for our tenants and manage all inspections.  Maintenance requests are also managed through AppFolio.
